Construction, Development, and Refurbishing in North Carolina

This was a substantial rehabilitation project (HUD 221 D4) consisting of fifteen apartment buildings and one community center (144 total apartment units).

The community was originally built in 1968 and contained materials with lead and asbestos which had to be removed or encapsulated during the rehabilitation.

The construction was completed in (4) phases in order to allow the majority of residents to remain housed within the community during its transformation. BroadCraft worked closely with the management company so that tenant transfer before and after phase completion would occur with minimal complication. Each phase began with having all existing interior finishes removed, and then asbestos abatement. The concrete slabs where marked, cut, and removed so that new below ground plumbing could be installed. Framing issues where corrected, and a complete new plumbing system was installed. HVAC units were removed and replaced along with their line sets and thermostats. The electrical system was upgraded with new load centers, services cables, and most importantly new interconnected smoke detectors and GFIs.

Once major trade work was completed, new drywall was installed and finished. The units where then finished with new cabinets, trim, doors, electrical and plumbing fixtures, flooring, bath accessories, and paint. On the building exteriors, minor structural corrections to the existing steel stair systems was completed, and the existing aluminum siding was removed and replaced with new vinyl siding. New entry and patio doors were installed project wide.

The community center saw a major overhaul as did its attached laundry center. Site amenity work consisted of the installation of new sewer laterals for all buildings and new domestic water service. This had to be completed as all the old existing pipes servicing the buildings were undersized and had deteriorated through 40 years of operation. Three new dumpster pad locations were installed, one being ADA compliant. The Rich Park community was transformed over a (11) month period. Project construction cost for the Rich Park rehabilitation was 3.27 million. Work was completed a month earlier than the anticipated 12 months expected.
